Frequently Asked Questions About Recent Home Sales Leads
Recent Home Sales Leads FAQ: Answers to Common Questions
If you’re considering using recent home sales leads to grow your business, our recent home sales leads FAQ provides straightforward answers about what you receive, how the service works, how quickly you can get started, and how new homeowner information can fit into your marketing.
Same Day Home Sales provides contractors and home service businesses with new homeowner names and addresses from recently sold homes, updated daily, so they can introduce their businesses through timely direct-mail marketing.
The goal isn’t to sell you a traditional shared lead from someone who has already requested several estimates. It’s to help you identify new homeowners early enough to introduce your company before many of their home service purchasing decisions have been made.
Powered by Decades of Local Data Experience
Same Day Home Sales is powered by Ion Data LLC, an Arizona data company that has been tracking public-record and real estate information in local markets since 1988.

Why market to people who recently purchased a home?
Buying a home often creates an immediate list of things the new owner wants to change, repair, clean, improve, maintain, or personalize.
Depending on the home and homeowner, those needs can include painting, cleaning, landscaping, HVAC service, pest control, locksmith services, window treatments, security, flooring, pool service, remodeling, roofing, plumbing, electrical work, and many other services.
Direct mail gives your business an opportunity to introduce itself while the homeowner is still getting settled and before every service decision has been made.
The advantage is timing.
How is this different from a traditional contractor lead?
Traditional lead services generally connect contractors with homeowners after the homeowner has requested information, requested an estimate, or expressed interest in a particular service.
By that point, several businesses may already be competing for the same customer.
Same Day Home Sales takes a different approach.
We provide the name and address of the new homeowner, allowing you to introduce your company through direct mail shortly after the home purchase.
The homeowner hasn’t necessarily requested your service. You’re creating awareness before the need arises or before the homeowner begins comparing contractors.
Who is behind Same Day Home Sales?
Same Day Home Sales is powered by Ion Data LLC, an established property-data company with extensive experience compiling and organizing public-record information.
That experience provides the data foundation behind Same Day Home Sales and our ability to regularly identify new homeowners in the markets we serve.

What’s Included With Recent Home Sales Leads?
What information do I receive?
Each recent home sales record provides the information you need to reach the new homeowner through direct mail:
- New homeowner’s name
- Property address
That’s it. We keep the product focused on identifying the new homeowner and providing the address needed to introduce your company through targeted direct-mail marketing.

Are phone numbers included?
No.
Same Day Home Sales does not provide homeowner phone numbers as part of the recent home sales information.
Our service is designed primarily to help businesses reach new homeowners through direct mail.
Are email addresses included?
No.
Email addresses are not included with our recent home sales leads.
Instead, direct mail can help bring new homeowners into your own marketing system.
For example, your postcard can direct homeowners to your website where they can voluntarily:
- Join your email newsletter
- Download a helpful homeowner guide
- Request information
- Claim a first-time customer offer
- Schedule an estimate
- Contact your company
Once a homeowner voluntarily subscribes, contacts you, visits your website, follows your Facebook page or other social media profiles, or otherwise engages with your business, you can continue building the relationship through your normal marketing, helpful content, special offers, and customer follow-up process.
Where does the information come from?
Our new homeowner information is compiled from available public-record information associated with recently recorded home sales.
Because counties process and publish records differently, timing can vary somewhat from one market to another.
How often are the lists updated?
Our recent home sales information is updated daily.
Daily updates help you identify new homeowners quickly so you can begin your direct-mail marketing while they are still getting settled and making decisions about their new home.
Learn more about how our Recent Home Sales Leads service works.
Does “updated daily” mean every homeowner purchased their home that same day?
Not necessarily.
A home sale must first be recorded and made available through the applicable public-record system.
County processing and publishing times vary, so the time between a closing and when the new homeowner appears in available records can differ.
Our daily updating process is designed to identify newly available home sales information as quickly as possible.
Getting Started
How quickly can I begin receiving recent home sales leads?
Orders placed during normal business hours, Monday through Friday from 9:00 a.m. to 5:00 p.m., can normally be set up on that same business day.
You will receive the most recent report available when your account is set up.
Orders placed after normal business hours, on weekends, or on holidays are generally set up on the next business day.
How are the homeowner lists delivered?
Your recent homeowner information is delivered electronically so it can be used to prepare your direct-mail campaign.
The information is organized to make it easy to work with your own marketing process or provide the necessary mailing information to the company preparing your direct mail.
How many new homeowners will I receive?
The number varies by market because the lists are based on actual home sales.
A large county with significant real estate activity will normally produce more new homeowner records than a smaller or slower-moving market.
Real estate activity also changes seasonally.
For help evaluating the expected activity in your service area, call (480) 831-6677.
Available Markets
Which areas does Same Day Home Sales currently serve?
Our current markets include:
Arizona
- Maricopa County
- Pinal County
- Pima County
Nevada
- Clark County
We’re continuing to evaluate additional markets based on customer demand and the availability of reliable public-record information. If your area is not currently available, contact us to request a new market and let us know which county or region you would like us to consider.
Can I buy more than one county?
Yes.
Businesses serving larger territories can subscribe to multiple available counties.
This can be particularly useful for contractors with multiple crews, multiple locations, or service areas that cross county lines.
Visit our Available Markets page to see the areas we currently serve.
Does a county subscription include homeowners throughout the county?
Yes. A county subscription covers the applicable recent homeowner records available throughout that county.
This allows businesses that serve multiple cities within the same county to reach new homeowners across a broader service territory.
What if my county isn’t available?
Let us know.
We’re continually evaluating new markets based on customer demand and data availability.
Use our Contact Us page or call (480) 831-6677 and tell us which county you’d like to see added.
Pricing & Subscriptions
How much does a subscription cost?
Subscription pricing depends on the market or markets you select.
Visit our Pricing page for current subscription options, or call (480) 831-6677 if you’d like help choosing the right coverage for your business.
NOTE BEFORE FINAL PUBLICATION: Once the pricing page is fully populated, I recommend changing this answer to include the actual starting monthly price here rather than making visitors click away to find it.
Are there setup fees?
No.
There are no separate setup fees for a standard subscription.
The first month’s subscription price is due when you sign up.
Do I have to sign a long-term contract?
No. There are no long-term contracts.
Our standard subscriptions do not require a long-term contract.
You can continue the service for as long as it makes sense for your marketing program.
How do I cancel my subscription?
There are no long-term contracts.
To cancel your subscription before the next billing:
- Call at least one business day before your next billing date, or
- Email us at least three business days before your next billing date.
This gives us enough time to process the cancellation before the next scheduled charge.
Using Recent Homeowner Information
What is the best way to use recent home sales leads?
The primary purpose of Same Day Home Sales is to help you open the door with direct mail.
A postcard, welcome letter, or other professional mail piece can introduce your business and give the homeowner a simple reason to take the next step.
That next step might be:
- Visiting your website
- Calling your company
- Requesting an estimate
- Claiming a first-time customer offer
- Reading a helpful article
- Joining your email newsletter
- Saving your company information for later
The direct-mail piece doesn’t have to make the entire sale.
Its first job is to introduce your business and give the homeowner a reason to engage with you.
For more ideas, see our Direct Mail Marketing for Contractors guide.
What should I put on my postcard?
Keep the message simple.
A good new homeowner postcard should quickly communicate:
- Who you are
- What service you provide
- Why the homeowner should remember you
- Your phone number
- Your website
- A clear next step
You might also include:
- A first-time customer offer
- A QR code leading to your website
- Customer review highlights
- Before-and-after project photos
- A helpful homeowner resource
- An invitation to join your newsletter
Avoid trying to explain everything your company does on one postcard.
The goal is to create enough interest for the homeowner to take the next step.
Should my postcard send homeowners to my website?
Yes.
Your website can do far more than a postcard can.
A direct-mail piece may only have a few seconds to capture someone’s attention. Your website can then provide:
- Detailed service information
- Project photos
- Customer reviews
- Educational articles
- Frequently asked questions
- First-time customer offers
- Estimate request forms
- Contact information
- Newsletter signup forms
Think of the postcard as the introduction and your website as the place where the homeowner can learn why they should choose your company.
Can I use a QR code on my direct mail?
Yes.
A QR code can make it easier for homeowners to move directly from your postcard to a specific page on your website.
Instead of sending everyone to your home page, consider linking the QR code to a page created specifically for new homeowners.
That page might offer:
- A first-time customer discount
- A free estimate
- A new homeowner checklist
- A seasonal maintenance guide
- A project-planning guide
- Newsletter signup
- A special service package
Make sure the destination page works well on mobile devices.
How can direct mail help build my email list if email addresses aren’t included?
Your direct mail can invite homeowners to voluntarily subscribe.
For example, your postcard might say:
Get Monthly Home Maintenance Tips
or
Download Our Free New Homeowner Checklist
The homeowner visits your website, provides their email address, and chooses to receive future information from your company.
This turns a one-time direct-mail introduction into an opportunity for ongoing communication.
Learn more in our Email Marketing guide.
How soon should I mail to a new homeowner?
Generally, the sooner you introduce your business after the homeowner appears in the available home sales records, the better.
New homeowners may begin making purchasing decisions quickly.
Some services may be needed almost immediately, while larger projects may not occur for weeks or months.
An early introduction also means the homeowner may already recognize your company when the need eventually arises.
Should I mail a homeowner only once?
Not necessarily.
A single postcard can introduce your company, but consistent and useful follow-up can build greater recognition.
For example, a contractor could send:
First mailing: Welcome and company introduction
Second mailing: Helpful homeowner tip or educational message
Third mailing: Seasonal service reminder
The purpose isn’t to overwhelm homeowners with advertisements. It’s to build familiarity so your company is easier to remember when a need arises.
For additional strategies, see our Neighborhood Marketing resource.
Results & Expectations
What kind of results can contractors expect?
Same Day Home Sales does not guarantee that a homeowner will respond or purchase a service.
What the information gives you is better targeting and better timing.
Instead of mailing randomly to established homeowners throughout an entire area, you can concentrate your direct-mail marketing on people who have recently purchased homes.
Your actual results depend on factors such as:
- Your industry
- Your offer
- Your postcard or mail piece
- Your reputation
- Your website
- Your geographic market
- Your follow-up
- Your pricing
- Your customer service
Same Day Home Sales helps create the opportunity to make the introduction.
What happens after that depends on your marketing and the customer experience you provide.
Does Same Day Home Sales design, print, or mail my postcards?
Same Day Home Sales provides the homeowner information.
You can use your own designer, printer, direct-mail company, or marketing agency to create and distribute your advertising.
Our Direct Mail Marketing resources can help you understand how the homeowner information can fit into a broader marketing program.
Compliance Questions
Can I call or text the homeowners?
Same Day Home Sales does not provide homeowner phone numbers with the recent home sales information.
If you obtain telephone information from another source and use it for marketing, your business is responsible for complying with applicable federal, state, and local laws, including Do Not Call and telephone marketing requirements.
Public-record information should not be interpreted as permission to call or text someone.
Same Day Home Sales provides homeowner mailing information and does not provide legal advice regarding telephone or text-message marketing.
